Should I Sell My House in Warner Robins Right Now?
If you’re sitting there thinking, “Should I sell my house… or wait?” you’re not alone. I get this question all the time in Warner Robins and across Middle Georgia.
In this quick market update, I’m breaking down what’s actually happening right now in:

and the surrounding Middle Georgia area
Because what the headlines say and what buyers are doing behind the scenes… are not always the same thing.
Interest Rates: The Big Excuse Buyers Keep Using
Right now, interest rates have slipped a little compared to where they were.
At the time of this video, we’ve gone from high 6’s to mid 6’s.
A lot of buyers think they should wait because they want rates to drop more. But here’s the problem:
Rates may not drop enough to make the waiting worth it… especially if home prices keep climbing.
Middle Georgia Prices: Back to “Normal” (Not the Wild West)
In a normal market, homes in this area usually appreciate around 3%–4% per year.
We had a stretch from 2013 to 2021 that was not “normal” because:
the market was recovering from the last crash
then COVID gave it another big push
Now that those outside forces are gone, the market is settling back into what we’d call a normal trend.
That’s why it may feel like things are “slipping” a little—because the market is correcting back toward reality.
Inventory: More Options… But a Lot of It Is New Construction
Middle Georgia has a decent supply of homes on the market right now, but here’s the catch:
A lot of what’s available is new construction, not resale homes.
That matters because new builds help keep prices looking “high,” which makes resale sellers feel optimistic about what they can get.
But buyers are comparing your home to:
brand-new houses
builder incentives
shiny new features
So resale homes have to compete harder.
Days on Market: Why Homes Are Taking Longer to Sell
This is one of the biggest signals we’re seeing:
Average days on market has jumped to around 50 days, and some homes are sitting 100+ days, depending on location and condition.
Even builders are offering incentives like:
cash back
upgrades
extra features
And if incentives don’t move the house… price reductions usually follow.
“More Houses Than Buyers” (Even With Lower Inventory)
This is where a lot of people get confused.
Warner Robins typically runs around a 3-month supply in a balanced market.
But right now, the overall Middle Georgia inventory being talked about is much lower than what people assume (and there’s a lot of new construction mixed in).
So even though total inventory isn’t huge, we still have a situation where there are more houses than active buyers—which pushes the market slightly toward the buyer side.
Robins Air Force Base and PCS Moves: Why This Matters to Sellers
Robins Air Force Base is a major driver for housing demand here.
And in the transcript, I’m referencing an order/plan that could reduce PCS volume, which would matter because fewer military relocations can mean:
fewer buyers entering the market
longer time on market for listings
more competition between sellers
Bottom line: anything that reduces PCS activity can affect demand in Warner Robins and the surrounding Middle Georgia area.
How Sellers Win in a Slightly Buyer-Leaning Market
Even when the market leans toward buyers, you can still sell well—if you look better than the other options.
The sellers who win right now are the ones who:
make the house clean and show-ready
knock out obvious repairs
price it based on today’s market, not 2021 feelings
A clean, well-presented home gets more showings… and more showings gets you the offers.
